What Homes Are Worth Across Salt Lake City
A real number from a real person, not an algorithm's guess.
Your Home Value Report
What is your Salt Lake City home actually worth right now?
Not a computer guess. A real number, from someone who will explain how she got there.
Online tools give you a range and ask for your phone number before they will tell you anything. This is not that. Send me your address and your email. I will build you a real market analysis, the same one I use when someone is about to list, and get it back to you within 48 hours.
If you want to talk about it after that, we talk. If you do not, you still have a real number.
What a Real Valuation Means Across Salt Lake City
"What would you list my home for?" is the question Delia gets asked most, and it is almost never the question being asked. Underneath it, most of the time, is something closer to this: am I sitting on more money than I think, and can I afford to leave.
That matters because the two questions have different answers. A number on a page tells you very little. What your home is worth, what it would actually net you after the costs of selling, and whether that is enough to fund whatever comes next are three separate figures, and only the third one decides anything.
A valuation here is a conversation rather than a form response. You will get a number, and you will get the reasoning behind it, in language that does not require you to already know the vocabulary.
Why One Citywide Number Cannot Be Right
Salt Lake City does not behave as a single market, and this is exactly where automated estimates fall down.
A turn-of-the-century Victorian in the Avenues, a condo near 2100 South, and a custom home at the top of Federal Heights all carry a Salt Lake City address. They compete for different buyers and they price off entirely different comparables. Averaging them produces a number that describes none of them.
Delia prices from real, current comparables in the specific neighborhood your home is actually in. Then she tells you plainly what is pushing your number up and what is pulling it down, including the things you would rather not hear. Her own account of a hard pricing conversation runs like this: "I did a price cut. It just wasn't enough in the first two weeks, so that is why we are where we are. The HOA is $1,000 a month. That is a lot and it does not have anything to show for that. I think that is why it is sitting."
Delia names the cause, skips the blame, and stays specific enough that you can do something about it.
What You Actually Get
A walk through your home, because photographs and public records miss the things that move a price in either direction. The right comparables for your particular neighborhood rather than the city as a whole. A number, and the reasoning for it, written so you can explain it to anyone else who needs convincing.
It is free, and it carries no obligation. Plenty of the people Delia values this way are not selling this year and some are not selling at all. Knowing where you stand is a reasonable thing to want on its own.
Pricing is the step most sellers have the real doubt about, and it has its own section in the method. See how the equity conversation works.
What Drives Value, Neighborhood by Neighborhood
Different things carry the price in different parts of the city. Each link goes to a valuation page for that specific neighborhood.
- The Avenues and Yalecrest price on historic character and period detail. Yalecrest is a National Register Historic District of 1920s to 1940s Tudor and Cottage homes, and how intact that character is matters to the buyer pool it draws.
- Federal Heights prices on lot size, privacy, and architecture at the top of the Avenues. Per-square-foot math built for a standard city lot does not describe these homes well.
- Sugar House prices on walkability to the business district around 2100 South and Highland Drive, and on whether a property is part of the newer condo development or the older housing stock.
- East Bench prices on a gradient, driven by exactly where on the bench a home sits and how direct its mountain and University of Utah access is.
- Capitol Hill spans the widest range, from Marmalade District homes dating to the 1850s through 1880s up to substantial Victorians nearer the Capitol.
- Emigration Canyon prices on acreage and privacy, which is a different calculation from a city lot entirely.
- North Salt Lake prices on newer construction and suburban lot sizes in Davis County.
If the Number Is the Start of a Bigger Decision
For a lot of Salt Lake City homeowners, especially anyone in the house they raised their children in, the valuation is not really about the house. It is about whether the next chapter is affordable, and whether the move can happen without a gap where you have sold and have nowhere to go.
Delia is an SRES®, a Seniors Real Estate Specialist, and that sequencing is most of what the credential is for. Nobody gets rushed. If the answer turns out to be "not yet," that is a real answer and she will say it.

Frequently Asked Questions
Is a valuation free?
Yes, with no obligation attached. Plenty of the homeowners Delia values for are not selling this year, and some are not selling at all.
Why do online estimates vary so much across Salt Lake City?
Because an automated estimate averages a market that is not one market. An Avenues Victorian, a Sugar House condo, and a Federal Heights custom home share a city but not a buyer pool or a set of comparables.
Will you tell me if something is hurting my price?
Yes, including the parts you would rather not hear. A high monthly HOA, deferred work, or a layout issue will be named directly, because you cannot act on a problem nobody described to you.
Do I have to sell to get a valuation?
No. Knowing where you stand is a reasonable thing to want on its own.
Can this help me work out whether I can afford to move?
Often this is the real question behind the request. What the home is worth, what it nets after the costs of selling, and whether that funds the next place are three different numbers, and Delia will walk through all three.
Can this help me plan a move within Salt Lake City?
Yes. See the downsizing page for how a sale and a next home get sequenced together without a gap in the middle.
Salt Lake City
What home value looks like in Salt Lake City
Delia's primary market: the Avenues, Capitol Hill, Sugar House, East Bench, Federal Heights, and Yalecrest, each with its own housing stock and its own buyer pool.
Salt Lake City isn't one uniform market. A historic Avenues Victorian, a Sugar House condo, and a custom Federal Heights estate all sit inside the same city limits and compete for entirely different buyers. Delia works the specific neighborhoods within it, priced from real comparables in each one, not a flat citywide average.
