Copyright and DMCA takedown notice for this website, operated by Delia Bayna Real Estate (Bayna Holdings, LLC).
Copyright and DMCA Notice
This website respects the intellectual property rights of others and expects visitors who use it to do the same. In accordance with the Digital Millennium Copyright Act of 1998 (17 U.S.C. § 512), we will respond to clear notices of alleged copyright infringement by removing or disabling access to the material identified in a valid notice.
This policy covers photography, listing content, written material, and any other copyrighted work that may appear on this site, whether submitted by us, licensed to us, or provided by a third party such as the MLS or an IDX data feed.
How to File a Takedown Notice
If you believe content on this site infringes a copyright you own, send a written notice to our designated agent below that includes, at minimum:
- A physical or electronic signature of the copyright owner or someone authorized to act on their behalf.
- Identification of the copyrighted work claimed to have been infringed.
- Identification of the material claimed to be infringing, and enough information to locate it on this site (for example, the page URL).
- Your contact information, including address, phone number, and email address.
- A statement that you have a good-faith belief the disputed use is not authorized by the copyright owner, its agent, or the law.
- A statement, made under penalty of perjury, that the information in the notice is accurate and that you are authorized to act on behalf of the copyright owner.
A notice missing any of these elements may not be actionable under the law and may delay our response.
Designated Agent
Notices should be sent to our designated agent:
Delia Bayna
Bayna Holdings, LLC, dba Delia Bayna Real Estate
Phone: (801) 824-6385
Email: delia@deliabayna.com
Confirmed 2026-09-20: this site is independently hosted, not run on eXp's own platform, so Delia is the correct contact here rather than a brokerage-wide agent. Registering this agent with the U.S. Copyright Office's designated agent directory is optional and can be done anytime; it isn't required for this notice to be valid.
Counter-Notification
If material you posted or are responsible for was removed in error or misidentification, you may submit a counter-notice to our designated agent above that includes:
- Your physical or electronic signature.
- Identification of the material removed and where it appeared before removal.
- A statement, under penalty of perjury, that you have a good-faith belief the material was removed by mistake or misidentification.
- Your name, address, and phone number, and a statement consenting to the jurisdiction of the federal court in your district (or, if outside the U.S., a jurisdiction where this site's operator is found), and that you will accept service of process from the party who filed the original notice.
Upon receiving a valid counter-notice, we may restore the material within the timeframe the DMCA provides, unless the original notifying party files a court action seeking a restraining order.
