Privacy Policy

How Delia Bayna Real Estate (Bayna Holdings, LLC) collects, uses, and protects your information when you visit this site or submit a form.

Who This Policy Covers

This policy covers this website, operated by Bayna Holdings, LLC, doing business as Delia Bayna Real Estate ("we," "us"), a real estate brokerage affiliate of eXp Realty | Luxury. It explains what information we collect when you visit or use this site, and what happens to it.

What We Collect

When you fill out a form on this site, contact form, home valuation request, listing inquiry, or a guide download, we collect your first name, last name, email address, and, if you provide it, a phone number and any message or answers to the specific questions on that form.

If you provide a phone number, you'll see clear consent language before you submit, stating who will contact you, that message and data rates may apply, and how to stop messages. We record that consent, along with the exact wording shown, and a timestamp.

This site also runs a chat assistant, currently not fully active. If and when it is turned on, messages you type into it may be sent to Anthropic (the maker of Claude, the AI model powering it) to generate a response. Until then, the chat widget points visitors directly to our phone number or contact form rather than processing messages through AI. This section will be updated the moment that changes.

Coloring Contest and Event Invitations

Coloring contest. When a parent, grandparent or guardian turns in a coloring page, we collect a photo of the finished page, the artist's first name and age, and the grown-up's name and email address. Only the grown-up's contact details go into our CRM (GoHighLevel). The photo is stored privately with our website host (Vercel) and stays hidden until Delia has reviewed it. Once approved, the page appears in the gallery on this site and in the voting album on Delia's Facebook page, with the artist's first name and age only. We never publish a last name, a photo of a child, or contact details. If you checked the box asking for contest emails, we'll email you when voting opens and when the winners are announced. To have an entry taken down, email delia@deliabayna.com and we'll remove it.

Event invite list. If you ask to be invited to a future event, we collect your name and email address and keep them in our CRM so we can send you an invitation. You can unsubscribe from any invitation email, or ask us to take you off the list.

Thanksgiving pie delivery. If you sign up for a pie, we collect your name, email, phone number, delivery address, and your pie and delivery-day choices. We use them only to deliver your pie and to text you when we're on the way.

Neighborhood calendar. If you sign up for my neighborhood calendar, we collect your name and email address, and may email you about local events and my monthly class. The calendar itself is public: adding it to your phone doesn't send us anything about you.

Where Your Information Goes

This site is hosted by Vercel, which processes form submissions as part of delivering the site and its functionality. When you submit a form, your information is sent to GoHighLevel, the customer relationship management (CRM) system Delia uses to keep track of client and prospect records. Delia's account there is provided through Mashore Method, a branded reseller of that platform.

The home search on this site is provided by IDX Broker (Elm Street Technology). If you create an account, save a search, or sign up for listing alerts there, the name, email address, and phone number you enter are collected by IDX Broker and shared with Delia so she can follow up.

Once Delia has your information from a form or a call, it's kept in that system, consistent with how any real estate professional maintains client and prospect records. We keep a lead on file for about a year of inactivity before archiving or removing it. If you'd like your information removed sooner, contact us and we'll take care of it.

We do not sell your personal information, and we do not share it with anyone outside of the vendors named on this page who help us run this website and our business.

Marketing Email

If you provide your email address, you may receive periodic marketing email from us, such as market updates or listing information, in addition to any direct reply to an inquiry you send. Every marketing email includes a way to unsubscribe, and doing so will not affect any reply you're owed to a direct question.

Advertising and Analytics

This site runs the Meta pixel, a small piece of code from Meta Platforms, Inc., the company behind Facebook and Instagram. It tells us how many people visited a page, downloaded a free file such as a coloring page, or submitted a form, so that advertising we run on Facebook or Instagram can be measured and improved.

What it sends to Meta: that a visit or a form submission happened, along with the page address and standard technical details your browser sends to any website, such as your approximate location, device type, and browser. Meta receives this information and may connect it to a Facebook or Instagram account if you have one.

What it does not send: your name, email address, phone number, or anything you type into a form. The events this site sends record that something happened, never who you are. Meta offers features that would attach personal details to these events, and this site deliberately does not use them.

How to opt out. You can limit or stop this in three places, and any of them works on its own. Your browser settings can block third-party tracking, and most browsers now do by default. Your Facebook or Instagram account settings control how your activity off those platforms is used, under Settings then "Off-Facebook activity" or "Your activity off Meta technologies". And browser extensions that block trackers will stop the pixel loading at all. None of that affects your ability to use this site or to contact Delia.

This site also runs Microsoft Clarity, a free analytics tool from Microsoft Corporation. Clarity records how visitors move through the site so Delia can see which pages are useful and where people get stuck.

What Clarity records: the pages you visit, how far you scroll, where you click and move your mouse or finger, and how long you stay. These are assembled into a replayable session, so your visit can be watched back as a recording of the page, along with heatmaps that combine many visits into a single picture of where attention lands.

What Clarity does not record: what you type. Clarity masks text entered into forms by default and this site never turns that masking off, so the contents of your name, email, phone and message fields are not captured in a recording. Microsoft also states that Clarity should not be used on sites directed at children under 18; this site is not.

How long it is kept. Clarity recordings are held for 90 days and then deleted. Microsoft is the processor for this data and its own privacy terms apply to it.

How to opt out. Browser settings that block third-party tracking, and tracker-blocking extensions, both stop Clarity loading. You can also ask us directly to delete a recording of your visit using the contact details on this page.

No other advertising or analytics tag runs on this site. There is no Google tag and no Google Analytics. If that changes, this section will be updated to name exactly what is running and what it collects before it goes live.

Your Choices

You can ask us what information we have about you, ask us to correct it, or ask us to delete it, by reaching out through the contact page or calling (801) 824-6385. We'll respond as quickly as we can.

Changes to This Policy

We'll update this page whenever what we actually do changes, particularly as new tools (a CRM connection, an active chat assistant, or advertising tags) go live. Check back here if you want the current version.
