The written version

Short answers to what people actually ask

The quiz asks two questions and gives you three neighborhoods. If you would rather just read it, here is the same thing in plain sentences.

Most walkable

Sugar House. Restaurants, shops, a theater and the park are all within walking distance, and it has the widest mix of condos alongside houses. Median sale $600,000. The Avenues is the other genuinely walkable choice, on historic streets right above downtown.

Most historic character

The Avenues and Yalecrest. Much of the Avenues sits in the Avenues Historic District, with homes from the late 1800s on. Yalecrest is Tudor and Cottage homes from 1920 to 1940, all inside one historic district. Capitol Hill spans more than a century by itself, from 1850s Marmalade District homes to Victorians.

Most space and privacy

Emigration Canyon, where lots are private and often multi-acre with no dense subdivisions. Federal Heights has larger, architect-built homes on bigger lots than the rest of the Avenues. North Salt Lake gives you more space per lot than any city neighborhood, at a median of $505,500.

Closest to the trails

East Bench, with direct access to the foothills, trails and Emigration Canyon. The canyon itself is a rural setting surrounded by protected land. Capitol Hill and Federal Heights both look out across the valley to the Great Salt Lake.

Newest construction

North Salt Lake, with newer neighborhoods like Foxboro that have their own parks. Sugar House has a real wave of newer condo and mid-rise building around Sugar House Park.

Quickest trip downtown

The Avenues, on the slopes right above downtown, and Capitol Hill, where State Street climbs the hill straight from it. Federal Heights sits just above both. North Salt Lake is close to I-15 and minutes from downtown.

Closest to the University of Utah

East Bench, with the University at its north end. Yalecrest is close enough that it is part of the draw, and Emigration Canyon opens out near the campus.

If you want a condo

Three answers, and they are not interchangeable. Sugar House has plenty of condos alongside single-family homes, and it is the walkable one. East Bench has a real condo market up on the bench, where you are buying valley views instead. North Salt Lake has condos as well as houses across a wide price range, at a median of $505,500.

Under $550,000

North Salt Lake, the only neighborhood here with a median under that line at $505,500. Sugar House sits just above it, and its condos are where a smaller budget most often works inside the city.

At the top of the range

Federal Heights, at a median of $2.4 million across 15 sales, then Yalecrest at $1.38 million. These are the two smallest markets on this page, which is why their figures come from individual sales rather than a whole zip code.

One thing worth saying about all of these numbers

A median is the middle of what sold, not a price tag. Half of the homes sold for less. In a neighborhood where only seven or thirteen homes changed hands, one unusual sale moves the number noticeably, so treat the smaller markets as a direction rather than a measurement.

Delia pulls these from the MLS herself and updates them every month. If you want to know what one specific home is worth, that is a different question and a better one. Ask her.

Questions

Neighborhood questions, answered

Where can I buy a home in Salt Lake City under $550,000?

North Salt Lake, where the median sale price was $505,500 across 264 sales. Inside the city itself, Sugar House condos are usually where a smaller budget works.

Which Salt Lake City neighborhood has the best access to hiking?

East Bench, which runs along the foothills with direct trail access, and Emigration Canyon, which is surrounded by protected land.
