Real Estate in Sugar House

Salt Lake City's walkable "second downtown," with restaurants, shops, and a park all within reach on foot.

Living in Sugar House

Sugar House has been a commercial and residential hub since it was established in 1853, named for a sugar beet test factory that once stood in the area. It's often called Salt Lake's "second downtown," and the name fits: two shopping centers, a walkable business district centered on 2100 South and Highland Drive, and a mix of historic homes and newer condo development around Sugar House Park.

Everything sits within walking distance of everything else, restaurants, retail, a movie theater, a park, which is not the norm in most Salt Lake City neighborhoods. That convenience drives real demand, and homes and condos here consistently draw more interest than the surrounding area. The Avenues and Capitol Hill share the same closeness to downtown; Sugar House's version of that is built around walkable retail rather than historic architecture.

How Delia Bayna Serves Sugar House

Sugar House's mix of historic homes and newer condo development means two very different buyers are shopping the same neighborhood, and pricing and marketing a property here means knowing which one you're actually selling to. Delia prices every listing against real, current comparables rather than a generic per-square-foot number.

As an SRES® (Seniors Real Estate Specialist) and ABR® (Accredited Buyer's Representative), Delia works with both sellers and buyers throughout Salt Lake City, including Sugar House. Every active client gets a personal update every Friday, whether there is news or not. Learn more about her approach to selling a home or get in touch to talk through a move to or from Sugar House.

Sugar House Neighborhoods & Communities

Sugar House's community boundaries run roughly from 500 East to Foothill Drive, and from 1300 South south to the city limits near 3000 South, though plenty of nearby businesses and homes use the Sugar House name for its recognition even just outside those lines. The business and commercial center sits at 1100 East and 2100 South, where Highland Drive turns into 1100 East.

Sugar House Park itself, between I-80, 2100 South, 1300 East, and 1700 East, sits on the site of Utah's first state prison, which closed in 1951 and was demolished to make way for the park and for Highland High School. Westminster University is also located in Sugar House, giving the neighborhood a steady flow of students and campus activity alongside its residential streets.

Sugar House Housing Market & Home Types

Sugar House carries a genuine mix of housing stock: historic homes from the early-to-mid 1900s on its residential streets, alongside a real wave of newer condo and mid-rise development built in recent years around Sugar House Park. Plenty of both condos and single-family homes are available, not dominated by one type, which is part of why the neighborhood draws such a wide range of buyers.

That mix also means pricing varies more here than in a neighborhood with one dominant housing style. A renovated bungalow a few blocks off the park and a new-construction condo above the shopping district are both "Sugar House," but they compete for different buyers entirely.

If you're deciding what a home or condo in Sugar House is actually worth, a real valuation based on comparable sales beats an automated estimate that treats every Sugar House address the same.

Neighborhood Tour & Local Lifestyle

Sugar House Park anchors the neighborhood, with the daylighted Parley's Creek running through the smaller Hidden Hollow Natural Area next to the shopping district. The Sugar House Center and The Commons shopping centers hold most of the retail and restaurants, and the business district around 2100 South and Highland Drive adds a cluster of local shops and cafes on top of that.

The Salt Lake Tennis & Health Club, a private club operating in the area since the 1960s, is a longtime neighborhood fixture. With I-80 and Parleys Canyon close by, Sugar House is an easy commute point as well as a walkable one, a combination that's a real part of why demand here stays high.

Frequently Asked Questions

What makes Sugar House different from other Salt Lake City neighborhoods?

Walkability. Restaurants, shops, a movie theater, and a park are all within reach on foot, which isn't the norm across most of Salt Lake City. That convenience is a real part of why demand and prices run high here.

Is Sugar House mostly condos or single-family homes?

Both, genuinely. Historic single-family homes from the early-to-mid 1900s sit alongside newer condo and mid-rise development built in recent years around Sugar House Park.

What high school serves Sugar House?

Highland High School, built on the site of Utah's first state prison after it closed in 1951.

Can Delia help me buy or sell in Sugar House?

Yes. Delia is an SRES® and ABR® working throughout Salt Lake City, including Sugar House, and every active client gets a personal update every Friday.
