QUIET STRETCH
August in Salt Lake has a particular feeling, mornings still warm, evenings starting to turn. This month's note is about radon, a gas you cannot see, smell, or taste, and one Utah homes carry more of than almost anywhere else in the country. It matters whether you are buying, selling, or simply staying put a while longer.
- Know the number. The average Utah home tests at 5.3 picocuries per liter, more than double the national average of 1.3, and about one in three Utah homes tests above the level the EPA says to act on.
- Test before you worry. Testing is inexpensive and takes only a few days. For buyers, it is worth requesting as part of an inspection.
- Fix it simply. If a home does test high, a mitigation system is a well understood fix, not a crisis, and typically runs $1,800 to $2,000. Sellers getting a long-owned home ready to list should test ahead of time.

Five Jobs before fall
- Walk the sprinkler line and look for a cracked head or a soggy patch near the foundation
- Walk the foundation and check for small cracks near the downspouts before they grow
- Clear the gutters once now, before leaves start moving, so water drains away from the roofline
- Swap the air filter after a summer of steady A/C to keep it running efficiently
- Push the test button on every smoke and CO alarm, do not wait for the low battery chirp
Tips From my garden
- Seed spinach now through mid-August for a fall harvest, it is one of the few crops with a planting window still open this month
- Tuck in a second round of quick growers like lettuce and radishes for a fresh fall crop
- Harvest potatoes once the tubers stop swelling, and garlic or onions once the tops dry down and fall over
- Water two or three times a week with a slow, deep soak instead of a daily sprinkle
- Check under leaves weekly for boxelder bugs and rust mites while they are still easy to catch
